[BC] Tower rent question

Am trying to wrap my head around these figures.

I'm looking at a Class A NCE FM in Indiana.  The radio station had their transmitter and six bay antenna on an American Tower tower for $225/mo.

That lease expired and American Tower offered them $775/mo.  I don't know if that's on the same tower or a different one.

The NCE FM settled on $650/mo. from a brand new tower (brand new antenna, coax, etc.)

Is this a good deal?  Bad deal?  Of note: The station ran in the red last year (-$20,000).  Not sure how they covered that loss, and I note the percentage increase in tower rent is rather lofty.
