I think you are being very generous.

There are two FM stations in Virginia, within commuting distance from  
Washington, DC (but beyond their Class A reach) that every three  
years sell for $300,000.  The new owner throws another $300,000 into  
them, then sell them three years later for $300,000.  In other words,  
people are renting them for $300k, losing their shirts, and passing  
the baton.

This has been going on since the "RA RA" 80s.

I can set you up for a fairly large referral fee!
