Check the various applications of P'burgh's WJAS (a former NBC O&O).

The station had a 99 year lease with right of first refusal.

The property owner failed to give notice, and the acquirer of the 
property, a municipal agency, had to be sued by the licensee in order to 
obtain a replacement site, which was problematic as it was on a tributary 
of the Ohio, not at the confluence.

The array could not be "walked", and site was ill-suited for the required 
day pattern.

Additionally, the original night pattern was one of those which was 
licensed for 5 kW, but which dissipated about 1.5 kW into a resistor, as 
it was really a 5/3.5 kW operation.
