Hmmm,
Question: What is a "local" AM radio station?
Answer: A computer attached to a box in a shack that occupies several million dollars worth of real-estate.
Question: What is a "regional" AM radio station?
Answer: A satellite link attached to a box in a shack that occupies several million dollars worth of real-estate.
I was once offered an AM station license with its equipment with the provision that I move the transmitter site off its millions-of-dollars real estate site. I spent about $5k trying to find a new site. There was no place where the transmitter could put the required FI at the post office in the COL if it was moved.
Last I checked, it went dark. The real-estate is too valuable for an AM transmitter site.

One minor difference of opinion with you: Your statement "AM as having the
same issue, no one wants them anymore.
