[BC] Format control by landlords

All is fair in the deal making stage. I can make you an offer that you 
can refuse if you wish. On the other hand if you accept it's my house my 
rules.

In a similar vein, it is virtually impossible for a Hip Hop station to 
rent space in midtown Manhattan any more. Seems like most of the city 
radio is moving or has moved downtown.
