This is where "boots on the ground" matters - having been out to that 
day site just a month or so ago, I can tell you it's not anywhere near 
as close to civilization as it might appear on paper. All the growth in 
the market is going west and northwest from Boise (find "Eagle" on your 
map, and that's where the money seems to be), while the area south of 
town where the 890 day site is located is very, very rural and looks 
like it will stay that way for quite a while. (I seem to recall one of 
the locals telling me there were issues with water rights down south 
that affected development potential there as well.)

And in any event, another poster has indicated that the day site isn't 
included in the $800K either, anyway, which makes it even less of a 
bargain than it might appear to be at first glance.
