Maybe it's just me, but I wouldnt purchase an AM DA without owning the real
estate it sits on.  You are going to pay for it anyway, why not control it?
There are many examples of stations losing their sites to development and
with the NIMBY attitudes today, it's hard to find new sites.  Look at KCBQ
in San Diego, or for that matter, those short towers at WXYT in Detroit are
causing problems with skywave cancellation at nite.  That area in Meridian,
ID is starting to become suburbs of Boise.  There are numerous AM DA's just
south of I84 in that area too.
